The space

Built in 1870 during a boom that established the area as a shopping precinct, 189 Hutt Street is a heritage gem. Previously the home of Acacia Arts (which occupied the street-facing building), the rear garden space of the former shop is now ready to be brought to life with your creative concept! This green dream of an oasis occupying the rear of the property is thriving with ivy, a succulent garden, bright geraniums and a large, shady gingko tree, and features a rustic shed – primed for activation as a studio or workshop. Please note, the shop and dwelling are not included in this listing.

The location

You’ll be in great company, located next to Renew Adelaide graduate Atelier Antifragile, tattoo studio Day One and popular dessert hotspot The Sugar Man. With a brand new modern Italian restaurant about to launch right next door, this location is ever-growing with unique and exciting concepts.

Who you are

Renew Adelaide is looking for a concept that can make the most of this hidden gem of a space on the fringe of the CBD. We’re thinking a studio, workshop, tinkering space or destination-based experience that does not heavily rely on foot traffic. Due to the residential surroundings, minimal noise activations are preferred and late-night operations may not be appropriate. There is a toilet onsite, however it is unclear whether this is in working condition and capital upgrades may be required to facilitate this. In this instance, the lessor is very generously offering the tenancy rent-free and will not be contributing any funds to upgrades, however depending on the concept, RA may be able to provide financial support for upgrades to the space.

How does the Renew Adelaide program work?

A

We partner with property owners and agents to offer rent-free spaces to emerging businesses, allowing them to test their concept in the Adelaide CBD. You can read more about our program on the how it works page.

How long is the rent-free period?

A

This differs with each space but the minimum term is a 30-day rolling licence. This means the licence continues each month, up until you or the lessor chooses to end the licence, giving 30 days notice. In some cases, we can negotiate a fixed rent-free period with our property partner anywhere up to 12 months, depending on your concept and the property owner’s goals.

What is the benefit of being on the Renew program?

A

In addition to the rent-free space, Renew Adelaide acts as a support system for new ventures and can help in areas you might not have experience in – whether it’s budgeting, marketing, visual merchandising or legal. Becoming a Renew Adelaide venture also provides you with greater exposure through our marketing channels.

We strongly encourage you to attend an inspection, however, if you’re unable to attend you can still apply. If you are successful in progressing to the next stage of the application process we can arrange a private inspection.

I’ve missed the application deadline, can I still apply?

A

If you see a space online but have missed the application deadline, it’s best to reach out to us to see if we’re still able to accept your application. Please be mindful we may be far along in the application process and may not be able to accept late applications.
