A heritage space with room to move.

Light-filled heritage commercial space with polished timber floors, exposed red brick walls and large street-facing windows. Track lighting, high ceilings and built-in shelving frame a flexible open-plan interior, with a central reception counter and staircase leading to a lower level.

A spacious first-floor opportunity where flexible open-plan space meets abundant natural light.

The space

Spanning approximately 500sqm across Level 1, this expansive tenancy offers the flexibility to bring big ideas to life. With generous proportions and plenty of natural light, the space is well-suited to concepts that need room to move, create and connect.

Whether your vision centres around movement, performance, retail or community, this blank canvas is ready to adapt.

The location

Positioned within a large, multi-tenant retail and commercial building on Grenfell Street, you’ll become part of a growing collective of independent businesses bringing fresh energy to the precinct.

The vision for the building is to create a vibrant mix of retail, hospitality and creative enterprise, encouraging visitors to explore the space and discover something unexpected. With its prominent upper ground floor position, abundant natural light and generous footprint, this tenancy has the potential to become a destination in its own right, adding another layer to Adelaide’s independent retail scene.

Who you are

We’re looking for a concept that makes the most of this unique space. We can see it becoming a gym, pilates or yoga studio, dance or movement space, theatre company, creative hub, gallery, showroom, education space or a hybrid concept that brings together multiple uses under one roof.

We’re especially excited by ideas that foster community, encourage repeat visits and contribute to the growing vibrancy of Adelaide’s CBD.

Frequently asked questions

Q

How does the Renew Adelaide program work?

A

We partner with property owners and agents to offer rent-free spaces to emerging businesses, allowing them to test their concept in the Adelaide CBD. You can read more about our program on the how it works page.

Q

How long is the rent-free period?

A

This differs with each space but the minimum term is a 30-day rolling licence. This means the licence continues each month, up until you or the lessor chooses to end the licence, giving 30 days notice. In some cases, we can negotiate a fixed rent-free period with our property partner anywhere up to 12 months, depending on your concept and the property owner’s goals.

Q

What is the benefit of being on the Renew program?

A

In addition to the rent-free space, Renew Adelaide acts as a support system for new ventures and can help in areas you might not have experience in – whether it’s budgeting, marketing, visual merchandising or legal. Becoming a Renew Adelaide venture also provides you with greater exposure through our marketing channels.

Q

How do I apply for this space?

A

If you’re interested in this space, we recommend you come along to an inspection to ask any questions you might have. From there, you can submit an application form via our website. Visit how to apply for full details on the application process.

Q

Can I apply without an inspection?

A

We strongly encourage you to attend an inspection, however, if you’re unable to attend you can still apply. If you are successful in progressing to the next stage of the application process we can arrange a private inspection.

Q

I’ve missed the application deadline, can I still apply?

A

If you see a space online but have missed the application deadline, it’s best to reach out to us to see if we’re still able to accept your application. Please be mindful we may be far along in the application process and may not be able to accept late applications. To avoid disappointment, please sign up to our mailing list on our website to be notified when new properties are available.
