Your next big idea deserves a window seat.

Interior of Shop 123, featuring concrete flooring, white walls, high ceilings and large windows overlooking the historic Adelaide Arcade.

Make your mark in one of Adelaide’s most iconic heritage shopping destinations.

The space

Perched on the first floor of the beautiful Adelaide Arcade, Shop 123 is a light-filled little gem with plenty of personality. With soaring windows wrapping around two sides, gorgeous heritage detailing and views across the arcade, this space is practically begging for a creative new tenant. Inside, you’ll find an open-plan layout, concrete flooring and a clean, neutral interior ready to be transformed into something special. There’s also potential to connect water, opening up even more possibilities for creative concepts.

Whether you’re dreaming up a design-led boutique, an intimate gallery, a creative studio or something entirely unexpected, this character-filled space offers the perfect blank canvas to bring your idea to life.

The location

Adelaide Arcade is perhaps the city’s most beautiful shopping destination; a heritage treasure connecting bustling Rundle Mall and Grenfell Street. With its ornate architectural details, decorative ironwork and iconic glass skylights, the arcade is home to a thriving collection of independent makers, retailers and creative businesses.

You’ll be in good company, surrounded by a fantastic community of Renew Adelaide-supported ventures and program graduates. You’ll find yourself just down the way from kitsch connoisseur Frida Las Vegas, independent publishing powerhouse Pink Shorts Press, retro physical media store Vicious Video, inclusive tattoo studio The Gilded Goblin Tattoo and craft haven Paper Scissors Wool.

Who you are

We’re looking for a creative concept that makes the most of this unique, highly visible space and gives visitors another reason to explore the upper level of Adelaide Arcade.

With windows galore, Shop 123 is particularly well suited to concepts that put creativity on display. Think a contemporary art gallery, an independent fashion label, a thoughtfully curated design store or a working artist’s studio where visitors can watch the magic happen. We’d also love to see concepts that blend making, exhibiting and selling. Perhaps a jeweller’s workshop-meets-showroom, an illustration studio or a collaborative space for local makers.

The possibilities are pretty exciting, and we’re open to being surprised! If you’ve got an idea that could bring something fresh to this historic corner of the city, we’d love to hear from you.

Frequently asked questions

Q

How does the Renew Adelaide program work?

A

We partner with property owners and agents to offer rent-free spaces to emerging businesses, allowing them to test their concept in the Adelaide CBD. You can read more about our program on the how it works page.

Q

How long is the rent-free period?

A

This differs with each space but the minimum term is a 30-day rolling licence. This means the licence continues each month, up until you or the lessor chooses to end the licence, giving 30 days notice. In some cases, we can negotiate a fixed rent-free period with our property partner anywhere up to 12 months, depending on your concept and the property owner’s goals.

Q

What is the benefit of being on the Renew program?

A

In addition to the rent-free space, Renew Adelaide acts as a support system for new ventures and can help in areas you might not have experience in – whether it’s budgeting, marketing, visual merchandising or legal. Becoming a Renew Adelaide venture also provides you with greater exposure through our marketing channels.

Q

How do I apply for this space?

A

If you’re interested in this space, we recommend you come along to an inspection to ask any questions you might have. From there, you can submit an application form via our website. Visit how to apply for full details on the application process.

Q

Can I apply without an inspection?

A

We strongly encourage you to attend an inspection, however, if you’re unable to attend you can still apply. If you are successful in progressing to the next stage of the application process we can arrange a private inspection.

Q

I’ve missed the application deadline, can I still apply?

A

If you see a space online but have missed the application deadline, it’s best to reach out to us to see if we’re still able to accept your application. Please be mindful we may be far along in the application process and may not be able to accept late applications. To avoid disappointment, please sign up to our mailing list on our website to be notified when new properties are available.
