Good things come in small shopfronts.

Front entrance to building with hold-in-the-wall kiosk to the right.

This mini kiosk has a front-row seat to one of Adelaide’s busiest commuter corridors.

The space

This unique kiosk sits inside a busy commercial building with a rare “hole-in-the-wall” service window opening directly onto one of Grenfell Street’s busiest bus stops.

Purpose-built for fast, high-volume trade, the space is perfectly suited to specialty coffee, fresh pastries, sandwiches, juices or another grab-and-go hospitality concept. With customers able to order directly from the street, it’s a rare chance to capture commuters, office workers and passing city crowds throughout the day.

If you’ve been looking for an affordable way to test a hospitality concept without the footprint of a full café, this is it.

The location

Positioned on bustling Grenfell Street in the heart of Adelaide’s CBD, you’ll be surrounded by office workers, students, city visitors and one of the busiest public transport corridors in the city. The kiosk’s external service window opens directly onto a major bus interchange, putting your business in front of a steady stream of customers during the morning rush, lunchtime and afternoon peak.

Who you are

We’re searching for a hospitality operator who can make the most of this compact but high-impact space. Specialty coffee is the obvious fit, but we’d also love to see fresh baked goods, toasties, sandwiches, juices, sweet treats or another quick-service concept that keeps Adelaide fuelled on the go.

This is an ideal opportunity for an experienced operator looking to expand, a market stall ready for a permanent home, or an emerging food business wanting to test a bricks-and-mortar location with built-in foot traffic.

If you’ve got a concept that can brighten someone’s commute, we’d love to hear from you.

Frequently asked questions

Q

How does the Renew Adelaide program work?

A

We partner with property owners and agents to offer rent-free spaces to emerging businesses, allowing them to test their concept in the Adelaide CBD. You can read more about our program on the how it works page.

Q

How long is the rent-free period?

A

This differs with each space but the minimum term is a 30-day rolling licence. This means the licence continues each month, up until you or the lessor chooses to end the licence, giving 30 days notice. In some cases, we can negotiate a fixed rent-free period with our property partner anywhere up to 12 months, depending on your concept and the property owner’s goals.

Q

What is the benefit of being on the Renew program?

A

In addition to the rent-free space, Renew Adelaide acts as a support system for new ventures and can help in areas you might not have experience in – whether it’s budgeting, marketing, visual merchandising or legal. Becoming a Renew Adelaide venture also provides you with greater exposure through our marketing channels.

Q

How do I apply for this space?

A

If you’re interested in this space, we recommend you come along to an inspection to ask any questions you might have. From there, you can submit an application form via our website. Visit how to apply for full details on the application process.

Q

Can I apply without an inspection?

A

We strongly encourage you to attend an inspection, however, if you’re unable to attend you can still apply. If you are successful in progressing to the next stage of the application process we can arrange a private inspection.

Q

I’ve missed the application deadline, can I still apply?

A

If you see a space online but have missed the application deadline, it’s best to reach out to us to see if we’re still able to accept your application. Please be mindful we may be far along in the application process and may not be able to accept late applications. To avoid disappointment, please sign up to our mailing list on our website to be notified when new properties are available.
