The space

This light-filled space is located inside Adelaide’s Grote Street Early Settler store, which offers a furniture collection ranging from modern classics to traditional period pieces. 

The cafe comes complete with filtered water taps (chilled still and sparkling), a coffee machine (Magister Automatic Espresso Machine) and accessories, as well as display fridges, 2x microwaves, a benchtop salamander grill, mini fridge and an ice maker. There is a handwash basin as well as soap and towelette dispensers.

The adjacent kitchen offers stainless steel benchtops and ample cupboard storage. It comes complete with a dishwasher, double-door fridge, benchtop exhaust hood, 2 x 4-tray convection ovens and a dishwashing sink. The split-system air conditioner will keep you cool while you work!

You’ll also have access to a gorgeous checkerboard-tiled dining area. This space features a tall bench and bar stool seating and has natural light flooding through the front windows, offering great visibility of your cafe for passersby. Extra seating is available on request.

The location

The cafe and Early Settler store are located right on the bustling fringe of the Central Market precinct. It was most recently home to Renew Adelaide venture The Queen of Adelaide, which offered iconic high teas in the space for three years.

You’ll be able to offer something a little extra for your captive audience of in-store shoppers, or catch the eye of the lunchtime crowd milling around the precinct. The western end of the city offers a blend of retail, hospitality and residential, allowing your business to reach a diverse audience of city dwellers, workers and visitors.

Who you are

We’re looking for a daytime hospitality operator who can offer this precinct something a little different and align with Early Settler’s heritage aesthetic. Perhaps you’ve got a cafe concept like Renew Adelaide graduates POGO Coffee Roasters or Cielo, or something that offers a nod to the past like The Queen of Adelaide did? How does the Renew Adelaide program work?

A

We partner with property owners and agents to offer rent-free spaces to emerging businesses, allowing them to test their concept in the Adelaide CBD. You can read more about our program on the how it works page.

How long is the rent-free period?

A

This differs with each space but the minimum term is a 30-day rolling licence. This means the licence continues each month, up until you or the lessor chooses to end the licence, giving 30 days notice. In some cases, we can negotiate a fixed rent-free period with our property partner anywhere up to 12 months, depending on your concept and the property owner’s goals.

What is the benefit of being on the Renew program?

A

In addition to the rent-free space, Renew Adelaide acts as a support system for new ventures and can help in areas you might not have experience in – whether it’s budgeting, marketing, visual merchandising or legal. Becoming a Renew Adelaide venture also provides you with greater exposure through our marketing channels.

A

We strongly encourage you to attend an inspection, however, if you’re unable to attend you can still apply. If you are successful in progressing to the next stage of the application process we can arrange a private inspection.

I’ve missed the application deadline, can I still apply?

A

If you see a space online but have missed the application deadline, it’s best to reach out to us to see if we’re still able to accept your application. Please be mindful we may be far along in the application process and may not be able to accept late applications. To avoid disappointment, please sign up to our mailing list on our website to be notified when new properties are available.
