The space

Situated smack bang in the middle of foodie hotspot O’Connell Street, the North Adelaide Village is home to a lifestyle offering that includes fashion, hospitality and wellness, anchored by Romeo’s Foodland and a Goodlife Gym.

Three tenancies are currently available via the Renew Adelaide program, each offering a variety of features and amenities:

T17 – This flexible space offers ample window frontage opposite Romeo’s Foodland, ensuring consistent foot traffic throughout the day. The tenancy features white walls, floor tiles and downlights, and would be best suited to a retail, studio or gallery-based concept.

T20 – Formerly home to fashion retailer and studio Fashion Est, this spacious tenancy offers loads of window frontage – both inside the shopping centre and facing out onto Archer Street. The shop’s fit out comes complete with floating floorboards and a minimalist aesthetic, as well as a kitchenette and break room at the rear of the shop.

T25A – This tenancy would be best suited to a retail or studio concept that can utilise the open floor plan. The space features white tiling and downlights, and is in close proximity to the centre’s car park entrance. The shop also offers two enclosed changerooms with mirrors, and a small storage room with a handwash basin.

The location

The North Adelaide Village is a light-filled arcade, located in the heart of O’Connell Street – a precinct long known for its dining culture, heritage architecture and boutique shopping. The centre is home to a diverse range of retail, hospitality and service-based businesses, including (in addition to its anchor tenants) a greengrocer, pilates studio, bakery, greengrocer, florist and more. It also features communal toilets and convenient free undercover parking.

You’ll be in close proximity to iconic local hotspots including Pastel Wine Bar, Ruby Red Flamingo, Bakery on O’Connell and the stunning Picadilly Cinema.

With this year’s launch of the Eighty Eight O’Connell development, we can expect to see a surge of interest in the precinct, as a new range of retail and dining options are introduced. Be part of this exciting shift!

Who you are

These three tenancies are best suited to retail, arts or studio-based concepts, but each one is flexible and we’re keen to hear any and all ideas! Given the precinct’s historical reputation as a destination for fashion, we’d love to see applications from anyone operating in the fashion industry – whether it’s original designs, curated vintage or jewellery.

Perhaps you’re offering a vintage range like Renew Adelaide program graduates Finding Nina or Dulcie’s Vintage, or you’re an up-and-coming designer like VAN BRUSSEL? Renew Adelaide is also currently working to activate the North Adelaide Railway Station, located nearby on War Memorial Drive. Not having operated in North Adelaide since 2018, we’re excited to once more be supporting the growth of culture and small business in this beautiful inner city precinct!

How does the Renew Adelaide program work?

A

We partner with property owners and agents to offer rent-free spaces to emerging businesses, allowing them to test their concept in the Adelaide CBD. You can read more about our program on the how it works page.

How long is the rent-free period?

A

This differs with each space but the minimum term is a 30-day rolling licence. This means the licence continues each month, up until you or the lessor chooses to end the licence, giving 30 days notice. In some cases, we can negotiate a fixed rent-free period with our property partner anywhere up to 12 months, depending on your concept and the property owner’s goals.

What is the benefit of being on the Renew program?

A

In addition to the rent-free space, Renew Adelaide acts as a support system for new ventures and can help in areas you might not have experience in – whether it’s budgeting, marketing, visual merchandising or legal. Becoming a Renew Adelaide venture also provides you with greater exposure through our marketing channels.

Can I apply without an inspection?

A

We strongly encourage you to attend an inspection, however, if you’re unable to attend you can still apply. If you are successful in progressing to the next stage of the application process we can arrange a private inspection.

I’ve missed the application deadline, can I still apply?

A

If you see a space online but have missed the application deadline, it’s best to reach out to us to see if we’re still able to accept your application. Please be mindful we may be far along in the application process and may not be able to accept late applications. To avoid disappointment, please sign up to our mailing list on our website to be notified when new properties are available.
