We can’t wait to show you this beautiful character opportunity in an iconic East End location!

Front of 265 Rundle Street, showing Art Deco architectural design with softly lit tenancy on ground floor.

With its high ceilings, natural light flooding in from all angles and a location in the heart of the city’s fashion precinct, this stunning Rundle Street building is ready for your super-chic retail concept!

The space

This impressive ground-floor space offers extensive frontage on both Rundle Street and Ebenezer Place. The showstopping tenancy enjoys an abundance of natural light and stunning, 5-metre high ceilings with a sense of grandeur.

Situated in the character-filled Art Deco Charlicks Building in the heart of Adelaide’s iconic East End precinct, the tenancy is fully air-conditioned, with changerooms and its own private amenities. It also offers an on-site basement area, providing a convenient and secure space for stock storage.

Any fixed items that are part of the current fitout are included.

The location

Rundle Street East is one of the best mixed-use precincts in Adelaide, well-known for its incredible range of fashion stores, bespoke specialty retail, restaurants, cafes, wine bars, pubs, hotels and cinemas.

A bustling street all year round, Rundle Street comes to life especially throughout Adelaide’s festival season, drawing in hundreds of thousands of visitors each week – local, interstate and international alike.

You’ll be in good company, surrounded by a diverse blend of retailers and hospitality concepts. Your neighbours will include the likes of up-and-coming Renew Adelaide-supported boutique VAN BRUSSEL and vintage fashion retailers Shop Pond and Viktoria & Woods.

Who you are

This opportunity is being offered as a short-term activation only, beginning in September or October 2025. This will align perfectly for anyone looking to offer programming that aligns with Adelaide Fashion Week (8 – 12 October).

We’re after a concept that can make the most of this character space, matching the chic vibrancy of this fashion and hospitality precinct. Is your business similar to Renew Adelaide-supported fashion ventures VAN BRUSSEL or The Wolf Gang? Or perhaps you’ve got an art or homewares collection like Atelier Antifragile or Housewarmers that you’re ready to share with the world?

This space must be activated at least 6 days a week, aligning with the opening hours of other fashion retailers in the precinct (10am to 5pm, including late night shopping hours on Friday evenings).

If you feel the space is too large for your concept, please let us know if you’re open to partnering with another business.

Think you’ve got what it takes to bring this beautiful tenancy to life on a fast turnaround? Register your interest to inspect this property – we’d love to hear from you!

Frequently asked questions

Q

How does the Renew Adelaide program work?

A

We partner with property owners and agents to offer rent-free spaces to emerging businesses, allowing them to test their concept in the Adelaide CBD. You can read more about our program on the how it works page.

Q

How long is the rent-free period?

A

This differs with each space but the minimum term is a 30-day rolling licence. This means the licence continues each month, up until you or the lessor chooses to end the licence, giving 30 days notice. In some cases, we can negotiate a fixed rent-free period with our property partner anywhere up to 12 months, depending on your concept and the property owner’s goals.

Q

What is the benefit of being on the Renew program?

A

In addition to the rent-free space, Renew Adelaide acts as a support system for new ventures and can help in areas you might not have experience in – whether it’s budgeting, marketing, visual merchandising or legal. Becoming a Renew Adelaide venture also provides you with greater exposure through our marketing channels.

Q

How do I apply for this space?

A

If you’re interested in this space, we recommend you come along to an inspection to ask any questions you might have. From there, you can submit an application form via our website. Visit how to apply for full details on the application process.

Q

Can I apply without an inspection?

A

We strongly encourage you to attend an inspection, however, if you’re unable to attend you can still apply. If you are successful in progressing to the next stage of the application process we can arrange a private inspection.

Q

I’ve missed the application deadline, can I still apply?

A

If you see a space online but have missed the application deadline, it’s best to reach out to us to see if we’re still able to accept your application. Please be mindful we may be far along in the application process and may not be able to accept late applications. To avoid disappointment, please sign up to our mailing list on our website to be notified when new properties are available.
